Home Inspection

A Home Inspection is conducted before the purchase of the home. Our inspectors act as a buyer advocate and will conduct a thorough, unbiased inspection of all the major components of a home. During the inspection, our inspectors will identify items that need to be repaired or replaced, construction defects, installation defects, and safety issues. Our goal during a home inspection is to help educate our clients about the current condition of the home they are purchasing, so they can make informed decisions.

New Construction Home Inspection

A new construction home inspection is conducted on a brand-new home. This type of inspection is conducted when the construction of the home is finished and before the builder’s final walk through. Our inspectors act as a buyer advocate and will conduct a thorough, unbiased inspection of all the major components of a home. During the inspection, our inspectors will identify items that need to be repaired or replaced, construction defects, installation defects, and safety issues. Our goal during a new construction home inspection is to help educate our clients about construction issues that should be addressed by the builder before closing.

Builder’s Warranty Home Inspection

A builder’s warranty home inspection is a full home inspection that is conducted prior to expiration of a Builders 12-Month Warranty. This type of inspection is usually scheduled in the 10th or 11th month after the purchase of a new construction home. Our inspectors act as a home owner advocate, and will conduct a thorough, unbiased inspection of all the major components of a home. During the inspection our inspectors will identify items that need to be repaired or replaced, construction defects, installation defects, and safety issues. Our goal during a builder’s warranty inspection is to help our clients identify problems and/or construction issues, so our clients can get the best use of their builder’s warranty and have the builder address and/or repair these items before the warranty expires.

Pre-Listing Home Inspection

A homeowner schedules a pre-listing home inspection before their home is listed for sale in the real estate market. The benefit of a pre-listing inspection is it allows the seller to understand the current condition of their home, and it also gives the seller the opportunity to fix, repair, or address any issues with the home before putting it on the market. Our inspectors will conduct a pre-listing inspection in the same way as if working for a buyer. During the inspection, our inspectors will identify items that need to be repaired or replaced, construction defects, installation defects, and safety issues. Our goal during a pre-listing home inspection is to help homeowners to know the condition of their home, and to allow them to be able to negotiate with confidence and to expedite the sale of their home.

Re-Inspection

Re-inspections are completed on a home that was previously inspected to ensure that all agreed upon repairs have been completed and agreements have been met. This unbiased inspection will give peace of mind to buyers and help guide their informed decisions.

Maintenance Home Inspections

A home maintenance inspection is a complete home inspection that is recommended to be conducted every 1-2 years, depending on the age of your home and if the home is occupied year-round. During the inspection, our inspectors will identify items that need to be repaired or replaced, construction defects, installation defects, and safety issues. Identifying any current or potential issues in your home on a regular basis can help you budget for your repairs and fix items in the home before they become costly repairs.

Termite and Other Wood Destroying Insect Inspections

On Point Property Inspections partners with a QualityPro Certified pest control company to provide you with comprehensive and detailed pest inspections. Termites and other wood destroying insects can silently impair or destroy structural and other areas of a home. It is essential to identify these issues before purchasing or selling a home. We schedule trusted technicians to perform pest inspections at the same time as your home inspection to eliminate time-consuming appointments with different companies. Your detailed pest inspection report will include drawings of the areas surveyed, along with an action plan if pests are detected.
